Help For Borrowers

The National SunTrust Settlement announced in September 2014 impacts borrowers with mortgage loans serviced by SunTrust.
The Settlement provides assistance for:
Homeowners needing loan modifications now: If your loan is currently serviced by SunTrust, you may be eligible for a loan modification or other relief.  SunTrust is required by the Settlement to provide $500 million in various forms of relief nationwide. Because of the complexity of the mortgage market and this agreement, which will be executed over several years, borrowers will not immediately know if they are eligible for relief. Homeowners wishing to inquire about participation in the consumer relief ordered under this Settlement should contact SunTrust Loan Servicing directly at 1-800-634-7928.

For loan modifications, borrowers may be contacted directly by SunTrust. Keeping in mind the timeline above, you may also contact SunTrust directly if you feel that you are a candidate for a loan modification or if you need additional information:

For borrowers who lost their home to foreclosure between Jan. 1, 2008 and Dec. 31, 2013 and whose loans were serviced by SunTrust, the National SunTrust Settlement Administrator mailed Notice Letters and Claim Forms in March 2015. If you were eligible for a payment, and chose to participate in the settlement, you needed to complete the questions provided on the claim form.  Please note; the deadline to file a claim was June 4, 2015, and claim forms are no longer being accepted.

Scammers are at work trying to capitalize on the national SunTrust Servicing Settlement to access your personal information—or worse, your money. The Attorneys General have received reports of scammers calling borrowers claiming to be a servicer involved in this Settlement and offering a cash payment to consumers if they simply provide the routing number to access their bank account. If you receive an unsolicited call purportedly from your mortgage servicer, you can identify a scam in several ways:

1. Does the caller offer to provide your personal information to assist you in identifying your account? Or do they ask you to provide that? You should never provide your personal information (including bank account numbers, social security numbers, etc.) to an unsolicited caller—no matter what they promise you.

2. Does the caller offer to speed your Settlement relief for a fee? They are definitely a scammer! Neither the banks nor the Attorneys General will charge a fee to speed your Settlement relief.

If you think the caller may be legitimate, ask for their contact information, tell them you are going to call the SunTrust hotline (located above) and then call them back. Chances are if they’re a scammer, they won’t want you to check on them and they won’t provide their contact information.


There are multiple ways to register a complaint about your mortgage servicer or to report fraudulent activity.
